These are the procedures we use for moving tenants in and out of our rental properties. If you are confused about anything or have a question, please give us a call at 612-758-0880.
MOVE IN PROTOCOL
Your tenancy will begin on the first of the month unless otherwise agreed to in your lease. Now is a great time to do some planning while the stress of moving is not upon you. The first and last days of the month are incredibly busy for us so planning ahead is crucial. Not all of this will apply to every renter. This is a general guide. You will not have access to your new home prior to Noon on the 1st. We will be busy checking out the departing tenant and preparing your place for you. We will perform a complete walk-through with you in order to:
- Document the existing condition of the property with photos
- Show you how everything works
- Give you keys and garage door remotes if applicable
- Assure that your expectations have been met

MOVE OUT PROTOCOL
Your tenancy will come to an end at the end of the month unless otherwise agreed to in your lease. Now is a great time to do some planning while the stress of moving is not upon you. The first and last days of the month are incredibly busy for us so planning ahead is crucial. Not all of this will apply to every renter. This is a general guide.
Your tenancy ends at noon on the last day. We will expect you to be 100% moved out and cleaned by noon. We have a busy schedule that day, the locksmith will be there shortly after noon to re-key and we will need to be able to check you out and evaluate the condition of your place at that time.
We will perform a complete walk-through with you at noon to:
- Document the existing condition of the property with photos.
- Collect keys and garage door remotes if applicable.
If you think the carpets are going to need to be cleaned or the walls will need to be painted and you feel it is your responsibility please let us know ahead of time so we can schedule our service people. We have great relationships and get great prices. Please do not paint yourself.
We will be paying back your deposit plus the State required interest of 1% within 21 days of your departure. We need to evaluate the condition of the home and make sure utilities have all been paid before we can return your deposit. We need your forwarding address for your deposit repayment as well as your CRP which will be sent next January.
If you foresee any issues please contact us early. We can help you plan a smooth move. Someone will be moving in the very next day and doing everything at the last minute will cause problems.
