We break our services down into a few broad divisions: Leasing, Management and Maintenance.
From the moment we view your property to the day we assist the new tenant in moving in we are engaged in the process of Leasing. We will take quality pictures of your property, advertise on many websites and market to the renting public. Inquiries via web or phone will be handled promptly and professionally. We will schedule showings and carefully interview each prospect (Tenant guidelines). Once a qualified prospect has expressed interest in renting your place we will perform thorough screenings for credit, income, employment, criminal background and sexual predator history. We even run a screening for the terrorist watch-list.
Assuming a clean record we negotiate for the best move-in date and rent amount. If all parties are pleased with the negotiated outcome we will create a lease which represents the accumulated knowledge of 40 years of property management experience. Our contract with the owner authorizes Uptown Management to sign the lease on their behalf so we are authorized to enforce the lease should the need arise. We have established guidelines for moving in and will photo-document your property prior to moving the new renter in (Move in-Move out guidelines).
The moment the tenant moves in our role shifts from Leasing to Management. We do everything a landlord would do except own the property. We collect the rent, maintain a relationship with the renter and handle all of their day to day needs, whether that be lawn care or emergency management. We perform regular property inspections for no extra charge except for supplies like smoke detectors/batteries, furnace filters and so forth. We get rave reviews from renters who have lived in our properties. In the event something breaks or needs attention we shift into Maintenance mode.
We have a full staff of skilled professionals ranging from general handy-people to trade professionals like plumbers and electricians. We do not mark up the cost of maintenance to our owners. Most of our competition does, we do not. We charge a fair monthly management fee and don’t think it is fair to profit from someone else’s labor.
We encourage our owners to obtain a home maintenance plan like Service+ or HomeSmart to defray maintenance costs but we are prepared for any event. Our service people are very accustomed to the demands of property management and provide quick and reliable service. The best part is since we are regular customers we get excellent service & pricing. You benefit from our volume whether you are the property owner or the renter.
